Amazon-Leased AXIAL Rapid Commerce Sells to Pacolet Milliken

AXIAL Rapid Commerce, a 449,069-square-foot Class A rear-load industrial building at 500 Rhyne Rd in west Charlotte, sold to Pacolet Milliken, the project's limited partner, in December 2025. The sale came two months after Amazon fully leased the building for a Same-Day Delivery center. Crescent Communities and Fortius Capital Partners developed the project, with architecture by DMA Architecture.

The 37-acre building has 36-foot clear heights, 85 dock-high doors, two drive-in doors and 3,850 square feet of spec office. Parking includes 338 auto and 106 trailer spaces. The project is LEED v4 BD+C: Core and Shell Silver certified, with a reported 14 percent reduction in embodied carbon.

Construction began in September 2023. The project team included Orsborn Engineering, Evans General Contractors, Colliers (leasing) and TD Bank (lender).

The building anchors Rapid Commerce Park, a 140-acre, 1.5-million-square-foot industrial development five miles from Charlotte Douglas International Airport, with a public trail system and park space.
