Cadia Village Matthews Breaks Ground at 14300 Idlewild Rd

Cadia Village Matthews, a 570-unit mixed-use development, is under construction at 14300 Idlewild Rd in Matthews. The Pappas Properties project, formerly Santé Matthews, includes a roughly 120,000-square-foot retail village anchored by Publix. Completion is expected by the end of 2027.

Publix signed its lease in July 2025 for a roughly 50,000-square-foot store with a full-service pharmacy and drive-thru, employing about 150 associates. The commercial component also includes a 12,000-square-foot medical office building and a bank branch. Choate Construction is the general contractor for the retail village and Publix store.

Pappas acquired the site in 2023 for nearly $19.7 million. The Matthews Board of Commissioners approved the rezoning in March 2025 by a 5-2 vote. Site grading began in October 2024, and retail construction started October 6, 2026. Idlewild Road is being widened from two lanes to a four-lane divided road.

David Weekley Homes is building the single-family homes and townhomes; the first residents moved in during 2026. The first phase includes 10 for-sale townhomes at attainable price points, with 14 attainable apartments in later phases, for 24 affordable units total. Amenities include a village green with a performance stage, a wellness center with spa and fitness facilities, a lap pool, community gardens, dog parks, walking and biking paths, and restaurants with outdoor dining.
