Skybridge 40 Industrial Project Under Construction Near BNA

Two building permits totaling more than $16.1 million have been issued for Skybridge 40, a two-building Class A industrial project at 41 Rachel Drive in Donelson, directly across I-40 from Nashville International Airport. The permits carry values of $6,432,700 and $9,764,583. Project records were updated this week: the address changed from the airport's terminal address to 41 Rachel Drive, the use was reclassified from mixed use to industrial, and total square footage was revised from 1.1 million to 167,133.

Lincoln Property Company is developing the 13.51-acre infill site, purchased for $11 million in December 2025, roughly $814,000 per acre. The property was formerly a SunTrust Bank client contact center; a portion was rezoned to IWD. Building 1 totals 100,597 square feet and Building 2 totals 66,536 square feet, with a 32-foot clear height, 25 loading docks, and two drive-in doors.

The shallow-bay project targets the 18,000 to 100,000 square foot flexible industrial segment, which the developers describe as underrepresented in Nashville. Catamount Constructors is general contractor, Alliance Architects is architect, and Kimley-Horn is civil engineer. John Ward and Abigal Rieck of Cushman & Wakefield handle leasing.

Construction broke ground in December 2025. Delivery is expected by the end of 2026 or early 2027, though records list a completion date of December 31, 2027. The site offers direct interstate access to downtown Nashville and the Middle Tennessee freight corridor.
