69,200 SF Data Center Proposed at 648 Grassmere Park Drive
DC BLOX has proposed a 69,200-square-foot data center at 648 Grassmere Park Drive near the Nashville Zoo, the first phase of a larger campus plan.

A 69,200-square-foot data center is proposed for 648 Grassmere Park Drive in south Nashville, near the Nashville Zoo. The single-story industrial building is the first phase of a larger DC BLOX campus and the first project tracked under Metro's new data center zoning and moratorium framework.

DC BLOX paid roughly $23 million for two parcels totaling about 23.49 acres at 648 and 650 Grassmere Park Drive. Phase one is a single-story, 10-megawatt building. Planning documents reference a second three-story, 40-megawatt building exceeding 200,000 square feet, with at least 261,000 square feet reported. The site plan also includes an approximately 72,000-square-foot electrical substation and generator yards.

The site is zoned Industrial Warehouse District and was previously permitted for data center use. Metro Council passed a temporary data center moratorium and new zoning regulations in July 2026. The project heads to the Board of Zoning Appeals to determine whether the older or newer rules apply.

Opposition is significant. The Nashville Zoo cites noise, lighting, power demand, and impacts on animal habitats; a petition against the project has more than 600,000 signatures. Metro advanced an eminent domain effort to block the development. In October 2026, U.S. District Judge Eli Richardson dismissed all nine of DC BLOX's claims, allowing 21 days to amend three. DC BLOX seeks a declaratory judgment and $23 million in compensation for the property.
