Germantown Green, an 8-unit mixed-use project, is proposed for 0 Third Ave. N in Nashville's Germantown. The two-building, three-story development would front the Magdeburg Greenway. Jeff Zeitlin is the developer, with MZA as architect.

The project sits on a 0.33-acre sliver-shaped parcel. The first building holds six three-story townhomes with rooftop decks. Seven units include two-car garages; one has a one-car garage plus dedicated surface parking. Elevators are optional in seven units. The second three-story building offers two residential spaces with an option for niche commercial.

Retail capacity totals nearly 18,000 square feet, with roughly 15,000 planned. Potential tenants include a yoga or Pilates studio, coffee shop, pet store, and clothing boutique. A landscape buffer along the greenway would include communal tables and chairs, shade trees, planting beds, and open grass. Materials are industrial-inspired: brick, metal, and glass.

Zeitlin has requested an amendment to the site's Specific Plan zoning; the Metro Planning Commission deferred the request. He paid $500,000 for the property in March 2025.
