RiverGate Mall Redevelopment Under Construction in Goodlettsville

The RiverGate Mall Redevelopment is under construction at 1000 Rivergate Parkway in Goodlettsville, the first phase of a mixed-use district replacing the former mall. The master plan calls for 890 residential units and 120 hotel rooms, with completion expected by the end of 2032. Merus is developing the project, with Smith Gee Studio on land and master planning.

Construction began in March 2026, a month after Merus purchased the 514,000-square-foot mall for $33 million. Total investment is projected at roughly $450 million. Phase one includes more than 600 multifamily units, 85,000 square feet of retail and 50,000 square feet of creative office. Phasing continues through the early 2030s.

On Oct. 6, Metro Council approved the Rivergate Infrastructure Development District to finance roads, water, sewer, stormwater, gas and electric upgrades. The district carries an estimated monthly charge of roughly $89 per new townhome and about $750 for commercial property. TIF packages from Metro Nashville and the City of Goodlettsville also support the project. Fulmer Lucas is handling civil engineering; Pinnacle Bank is the lender.

Amenities include a center green and plaza, pool courtyard, public green space and pedestrian-focused infrastructure. The site will donate land to Metro Nashville for future WeGo rapid bus improvements.

An economic impact analysis projects more than $1.6 million in sales tax revenue during construction and $4.6 million annually in county tax revenue at full buildout.
