Dual-Brand Hilton Hotel Proposed at 100 Spring Street
A 17-story, 300-room dual-brand Hilton hotel is proposed at 100 Spring St. on Nashville's East Bank, with groundbreaking targeted for Q1 2027.

A dual-branded Tempo by Hilton and Homewood Suites hotel is proposed for 100 Spring St. on Nashville's East Bank. The 17-story, 205-foot tower would total 300 rooms across roughly 260,000 square feet. Skyline Hospitality is developing the project in a joint venture with Patrick Culligan and Sonari Capital Partners under the entity 100 Spring Street Hotel. BGKT Architects is the architect.
Plans include a rooftop skydeck with a bar, food and beverage outlets, about 10,000 square feet of meeting space, and a 165-space internal garage. Estimated cost is roughly $140 million. Driftwood Capital provided preferred equity and development oversight; Driftwood Hospitality Management will operate.
The team seeks final site plan approval (NPL-2017UD-005-017) from the Metro Planning Commission on Nov. 12, 2026. Updated renderings were released in October. Groundbreaking is targeted for Q1 2027, with completion eyed for Q1 2029.
The site sits adjacent to Topgolf and near Oracle's planned $1.35 billion campus and the new Nissan Stadium. It was previously proposed for an iFly Indoor Skydiving facility.
