The Hook Rises at 1221 Grundy Street in the Gulch

The Hook, a 16-story mixed-use tower, is under construction at 1221 Grundy St in the Gulch. The 180-foot project includes 168 Marriott Vacation Club timeshare units and 144 hotel rooms across 390,400 square feet. Tidal Real Estate Partners, LP is developing, with architecture by ESa. It is the first hotel development in the Gulch stretch between Broadway and Church Street.

A $72.1 million building permit was issued in November 2025 as the tower went vertical. The project broke ground June 9, 2025, backed by a $181.8 million construction loan from Lionheart Strategic Management. Completion is expected by the end of 2027. The unit count was revised from 312 to 168, and the height from 182 to 180 feet.

The hotel operates under Marriott's Apartments by Bonvoy brand; the timeshares fall under the Marriott Vacation Club City Collection. The building includes roughly 14,500 square feet of ground-level retail and 243 parking spaces across three underground levels. Amenities include a rooftop pool, public terrace overlooking the Gulch, outdoor fitness area, lounge, meeting rooms, gym, double-height lobbies, and floor-to-ceiling window walls. The project targets LEED Silver and includes a green roof.

The site received a Bonus Height Modification and is zoned DTC within the Gulch South DTC Subdistrict. Tidal purchased the land for $29.25 million in 2021.
