Oracle Breaks Ground on 2.7M SF River North Campus

Oracle's River North Campus is under construction at 840 Cowan St on the East Bank of the Cumberland River. The approved site plan calls for 2.7 million square feet of mixed-use development across 8 floors, including a 120-room hotel. Foster + Partners is the architect. Completion is expected by end of 2031.

The project went through several iterations: an initial 1.3 million square foot office filing, then a 2 million square foot mixed-use headquarters, before the final 2.7 million square foot plan. The project includes 2,521 parking spaces.

Site plan amenities include a central lake, a two-acre park, an amphitheater, a 700-seat auditorium, and a pedestrian bridge to Germantown. Also listed: a community garden, sculpture art, a pollinator garden, and a riverfront greenway.

The hotel will feature a Nobu restaurant, rooftop infinity pool, and spa and fitness center. The campus is part of the broader East Bank redevelopment area across from downtown.
