Accent Sugarloaf Under Construction in Lawrenceville

Accent Sugarloaf, a 330-unit residential development, is under construction at 1855 Apogee Way in unincorporated Gwinnett County, despite the Lawrenceville mailing address. Westplan Investors is developing the project, its 73rd multifamily deal. Gwinnett County issued 14 building permits on September 2, 2026, marking the official start.

The 330 apartments span three buildings. Estimated construction value is $59,086,100, roughly $179,000 per unit before land. Dutch investors contributed more than $16 million in equity, targeting approximately 17% annual IRR.

Permits cover four garage buildings, three garages, a maintenance and pet spa building, a pool building, and parking lot electrical. Amenities include a pool, pet spa, garages, and parking lot lighting. The site sits within the nearly 300-acre Sugarloaf Logistics Hub mixed-use campus. Westplan bought the land from Foxfield LLC and AEW Capital Management in August 2024.

The timeline slipped from an original spring 2025 start. Retaining walls were permitted July 31, 2026, ahead of the September building permits. Vertical construction follows site work. Westplan has not released a completion date or rent pricing.
