120-Unit Condo Project Approved at 1020 Third Ave S in Chestnut Hill
Richland Building Partners won approval for Lower 3rd, an eight-story, 120-unit condo project with ground-floor retail at 1020 Third Ave S in Chestnut Hill.

Lower 3rd, a 120-unit condominium project from Richland Building Partners, has been approved for 1020 Third Ave S in Chestnut Hill. The eight-story building pairs ground-floor retail with seven residential floors. Pfeffer Torode Architecture designed the project.
The 120 for-sale units start in the high $200,000s. Plans include 6,781 square feet of commercial space, a roughly 120-space parking garage, and shared amenities.
The brick façade draws on Chestnut Hill's industrial character. Richland paid a collective $8.1 million for the three-parcel, 0.57-acre site, also referenced as 225 Cameron Street. The for-sale product sits at a more accessible price point than the firm's typical luxury offerings. The project required Metro Board of Zoning Appeals approval.
Construction is expected to begin by the end of 2026, with a listed start date of December 31, 2026. Delivery is anticipated in spring 2028, with completion listed for June 30, 2028.
