INDUS Commerce Center Building 1 Under Construction in Lebanon

INDUS Commerce Center @ 840 Building 1, a 507,000-square-foot industrial facility, is under construction at 4009-4030 McCrary Road in Lebanon, roughly 30 miles east of downtown Nashville. INDUS Realty Trust, Inc. is developing the project. Construction began in May 2026, with completion slated for Q1 2027.

The speculative cross-dock facility features 40-foot clear heights, 60-foot speed bays, concrete tilt-up construction, ESFR sprinklers and high-efficiency LED lighting. Plans call for 120 dock-high doors, four drive-in doors, 216 auto parking spaces and 170 trailer stalls.

The building is the first phase of a master-planned park totaling 2.15 million square feet across four buildings on 189 acres. Site work for the entire park is complete. Two to three additional buildings ranging from 400,000 to 1 million square feet are planned on a speculative or build-to-suit basis.

JLL Capital Markets arranged $36.09 million in construction financing for the first building. Principal Asset Management provided the five-year, floating-rate loan. The JLL team was led by Managing Director Bobby Norwood and Director Anthony Sansone.

The site sits directly off Interstate 840. Road improvements include widening and straightening McCrary Road, upgrading a nearby bridge, and improving the Couchville Pike and McCrary Road intersection.
