Metro Planning Proposes Downtown Code Subdistrict for Midtown East
Metro Nashville Planning has proposed a Downtown Code subdistrict for Midtown East, setting baseline standards for height, form, and design.

Metro Nashville Planning has proposed a Downtown Code subdistrict for Midtown East, bounded by I-40 and 23rd Avenue North between Charlotte Avenue and Division Street. The measure, Case No. 2026Z-016TX-001, went before the Metro Planning Commission for a public hearing Oct. 22.
The subdistrict would set baseline standards for building height, form, and design and create a uniform design review process within the boundary. It would not change zoning on any property; sites seeking the new standards would still need a separate rezoning.
The proposal draws on the Design & Development Strategy Existing Conditions and Trends Report and is part of Metro Planning's broader D&DS initiative. The area sits in Council District 19, represented by Councilmember Jacob Kupin. Emily Lange is the staff reviewer.
