Atlanta Zoning Committee Holds ATL Zoning 2.0 Rewrite
Atlanta's Zoning Committee voted in September 2026 to hold the citywide zoning code rewrite pending revisions, delaying the overhaul to 2027.

ATL Zoning 2.0, Atlanta's rewrite of its 1982 zoning code, is on hold after the Zoning Committee voted in September 2026 to pause the measure for revisions. The hold delays the citywide overhaul to 2027.

The process began in 2021 and has moved through focus workshops and multiple public drafts. Draft V2, released December 19, 2025, drew public comment through April 8, 2026. The 981-page draft was criticized by Sara C. Bronin of Land Use Labs, the firm the city hired to evaluate the rewrite, as too long and complex. Bronin found it would leave 65% of residential land single-family only. The draft cuts zoning districts from 268 to 250, and nearly 3,000 parcels already hold more units than it would allow.

At an October 15, 2026 work session led by Zoning Committee Chair Mary Norwood, Bronin recommended allowing one ADU per single-family lot, permitting higher-density mixed-use by right within a half mile of every MARTA station, and ending nearly all parking mandates. Councilmember Byron Amos pushed back on the MARTA-adjacent density proposal.
