University Area Rezoning OK'd for 483-Unit Villas at Unisen Redo
Hillsborough commissioners voted 5-0 to rezone 13.83 acres at 12401 N. 22nd St., clearing 22nd Avenue Tampa LLC to replace the Villas at Unisen with up to 483 apartments.
Hillsborough County commissioners voted 5-0 to rezone the Villas at Unisen site at 12401 N. 22nd St. in Tampa's University Area. The approval lets 22nd Avenue Tampa LLC replace the senior living community with up to 483 apartments in buildings up to 100 feet.
The board adopted plan amendment HCCPA2616, shifting the future land use designation to Residential 35. The redevelopment site spans 13.83 acres within a 22.2-acre application area. An alternative path remains: the existing buildings could be converted to conventional apartments without an age restriction.
New buildings may sit 50 feet from property lines, 110 feet closer than the county norm. The project is projected to generate 3,256 daily vehicle trips, 832 more than existing entitlements allow. The 260-bed assisted-living facility west of North 22nd Street is unchanged.
