Twin 44-Story Condo Towers Proposed for Downtown St. Pete
Kolter Urban has proposed two 44-story, 325-unit condo towers at 333 1st Street South in downtown St. Petersburg, replacing the Hilton Bayfront hotel.

Kolter Urban has proposed two 44-story condominium towers at 333 1st Street South in downtown St. Petersburg, with architecture by 10 Design. The project calls for 325 residential units across 1.32 million square feet, plus 17,988 square feet of commercial space.
The towers would rise 509 feet, tying for third-tallest in St. Petersburg. They would replace the 15-story, 1970s-era Hilton Bayfront, a roughly 344,000-square-foot building on a 3.01-acre site. Kolter bought the hotel earlier in 2026 for $96 million.

Parking includes a 519-space garage on site and 207 spaces in the adjacent Saltaire garage, totaling 726. Vehicle and pedestrian access would come from 1st Street South, 2nd Street South, and 4th Avenue South. Kolter is seeking a 7.0 floor-area ratio.
The project is rumored to carry Ritz-Carlton Residences branding, though Kolter has not confirmed an affiliation. A site plan application recently circulated to neighborhood and business associations. The proposal requires city review and approval before construction.
