Epicurean Hotel Sells for $47.1M on South Howard Avenue
KHP Capital Partners paid $47.1 million for the 188-room Epicurean Hotel at 1207 South Howard Avenue in Tampa. Mainsail Lodging remains operator.

The Epicurean Hotel at 1207 South Howard Avenue in Tampa's SoHo district sold for $47.1 million. KHP Capital Partners acquired the property through HTLVI Tampa LLC from Mainsail Epicurean Hotel LLLP. The sale closed in August 2026, with The Plasencia Group representing Mainsail. Mainsail Lodging & Development remains operator.
The four-story, 188-room hotel sits along the South Howard Avenue dining corridor near Bern's Steak House. Mainsail opened it in 2013 as Marriott's first ground-up Autograph Collection hotel. A $21 million expansion completed in January 2024 added 51 keys, raising the count from 137 to 188.

The expansion incorporated two restored historic apartment buildings, including eight apartment-style suites with private balconies overlooking Howard Avenue and two floors of parking with 91 spaces. New meeting space includes the 794-square-foot Chateau Room, the 590-square-foot Cask Room, and the 1,138-square-foot rooftop Vineyard Terrace, which holds up to 130 people.
Amenities include the Epicurean Theatre culinary classroom, Élevage SoHo Kitchen & Bar, EDGE Rooftop Cocktail Lounge, Bern's Fine Wines & Spirits, Evangeline spa, and Chill Bros. Scoop Shop. The hotel offers 5,200 square feet of event space. L2 Studios, Inc. was architect on the expansion.
