The update steers growth toward major commercial corridors, including Kennedy Boulevard, Hillsborough Avenue and Dale Mabry Highway, as the city prepares for roughly 74,000 additional residents and 113,000 jobs.

A November 2025 housing assessment identified enough vacant and redevelopable property for at least 42,165 additional households by 2050. The plan aims to accommodate that growth along the designated corridors.

The proposal was revised to shrink areas where townhomes may be considered and to remove a rounding up provision. South Tampa residents have raised concerns about infrastructure capacity and affordable housing requirements.
