26th Street Partners Buys 116 Krog St, Completing Krog District

26th Street Partners has closed on 116 Krog St NE, a three-story, nearly 5,400 SF building in Atlanta's Krog District. The October 2026 acquisition completes the firm's holdings in the district. The sale price was not disclosed.

Seller THC Chill LLC paid $2.95 million for the building in September 2024. Bull Realty/TCN Worldwide listed it in July 2026 at $5.25 million.

Built in 1955, the building previously housed a private auto shop and apartments. It sold as an open shell requiring work before occupancy. Marketing materials pitched adaptive-reuse, experiential retail, bar, restaurant, brewery, or entertainment and hospitality uses. The property has served as a filming location, including for Fast & Furious 7, and hosted events with full bar service, catering, and sound and lighting.

The deal follows 26th Street Partners' $210 million purchase of the broader 180,000 SF Krog District from Asana Partners in September 2025. The firm now controls the full assemblage.
