Sandy Springs Advances City Springs 2.0 Land Sale Talks
Sandy Springs City Council voted unanimously to advance land sale talks for City Springs 2.0, a 449-unit Trammell Crow mixed-use project on 5.5 acres.

The Sandy Springs City Council voted unanimously Oct. 20 to proceed with land sale negotiations for City Springs 2.0, a mixed-use project on 5.5 acres south of Mount Vernon Highway fronting Hilderbrand Drive. Trammell Crow Company was selected as master developer through its residential subsidiary, High Street Residential. Plans call for 449 residential units, a boutique hotel, and roughly 10,000 square feet of restaurant and retail space.
The residential program includes 336 apartments, 85 townhomes, and 28 single-family homes. Hedgewood Homes will build the single-family homes beside Heritage Green and the Williams-Payne House. The team also includes Third and Urban LLC and DSM Real Estate Partners. Amenities include green space, public gathering areas, and a central courtyard.

The project follows the City Springs Master Plan, adopted in December 2022, and marks the second attempt at the expansion after a prior deal collapsed. A proposed permanent closure of Blue Stone Road between Mount Vernon Highway and Hilderbrand Drive is under consideration.
Rezoning could begin in December, with site work possible as early as fall 2027. Construction is expected to take 24 months, with completion projected for 2030.
