Two Greenway Centre Sells for $31M in Cool Springs
Two Greenway Centre, a 155,120-square-foot Class A office building in Franklin's Cool Springs corridor, sold to Evelyn Capital for $31 million.
Two Greenway Centre, a five-story Class A office building at 302 Innovation Drive in Franklin's Cool Springs area, sold to Nashville-based Evelyn Capital for $31 million. The 155,120-square-foot building sits on 16 acres near Carothers Parkway and McEwen Drive. Crescent Communities developed the project, with architecture by Little Diversified Architectural Consulting.
The October 2026 sale closed at a loss. TA Realty paid a record $43.5 million in 2019, a $12.5 million decline over seven years.
Construction ran from 2015 to late 2017. Whiting-Turner served as general contractor, with Barrett, Woodyard & Associates as engineer. The LEED Silver building features open floor plates, a fitness center, on-site parking, and trail access.
A biotherapeutics tenant recently signed for 23,000 square feet. Roughly 44,000 square feet remained available as of 2025.
