Modera Riverview Lands $105M Loan in Germantown

Modera Riverview, a 400-unit mixed-use development at 1410 Adams Street in Germantown, secured a $105 million construction takeout bridge loan from Helaba in October 2026. The loan replaces $103 million in construction debt from PNC. Mill Creek Residential developed the project, with architecture by Cooper Carry.

The seven-story, 360,000-square-foot building includes 13,998 square feet of ground-floor retail. It is the second phase of the two-phase, 800-unit Modera Germantown development, completed in 2024 with preleasing beginning that July.

Units range from studios to three-bedrooms, averaging 902 square feet. A 554-space structured parking deck serves the property. Retail tenants include Legacy Fitness and Italian restaurant Indaco.

Amenities include a rooftop deck, sixth-floor lounge, resort-style pool, courtyard with bar and grilling areas, two-story fitness center, yoga and cycling loft, clubroom with golf simulator, co-working spaces, pet spa, bike repair station, 24/7 package room with refrigerated storage, and EV charging. The project is pursuing LEED Silver certification.

The property sits one block from the Nashville Greenway, less than two miles north of downtown.
