Livano Oakmont Residences Breaks Ground in Bellevue

LIV Development broke ground October 12, 2026, on Livano Oakmont Residences, a 126-unit townhome community at 7790 Sawyer Brown Road in Bellevue. Smith Gee is the architect.

The two-, three-, and four-bedroom townhomes will include quartz countertops, stainless steel appliances, and washers and dryers. Completion is expected February 28, 2028, with pre-leasing starting June 2027.

The project will occupy about 21.1 acres of the 39.09-acre site. LIV paid $1,755,000 for the property in September 2026. Seller Great Tennessee Land Company, led by Kevin Belew, paid $329,000 in 2014. John Toomey, principal broker with Nashville-based JT Commercial Real Estate, brokered the deal.

Amenities include a pool with sun deck, cabanas, outdoor dining areas, grilling stations, a game lawn, and fire pits, plus a clubhouse with kitchen and game room, a 24-hour fitness center, and an indoor-outdoor yoga room. On-site retail and services include Trapeze Coffee, the Livano Pet Center dog facility, private rentable offices through Livano Workplace, and the Livano Market, a 24-hour self-service market.

LIV Development has been active in Nashville since the mid-2010s. Local projects include The Cleo and Livano West Trinity.
