3rd & 3rd Nears Completion in Downtown St. Petersburg
Echelon's 262-unit, 33-story tower at 235 3rd Street South topped out this spring, with first residents expected in mid-December 2026.

3rd & 3rd, a 262-unit, 33-story tower at 235 3rd Street South in downtown St. Petersburg, topped out in spring 2026. First residents are expected in mid-December. The 375-foot building ranks among the city's ten tallest. Echelon is developing, with architecture by Baker Barrios Architects.
Units range from studios to two-story penthouses. Three four-bedroom penthouses span 2,859 to over 5,500 square feet, with rents starting at $20,000 per month. The project includes a 330-space garage and roughly 15,000 square feet of ground-floor retail, leased through Axxos Commercial.

The eighth-floor amenity deck offers a pool, cabanas, fire pits, grills, a bar, a dog park and wash station, and a 143-inch outdoor TV. Interior amenities include fitness areas, coworking space, conference rooms, a community kitchen, and a Trackman golf simulator. Residences have private terraces and floor-to-ceiling windows.
Construction began in February 2024 after one of the city's largest foundation pours, roughly 4,000 cubic yards. The 0.88-acre site sits at the northwest corner of 3rd Avenue South and 3rd Street South, across from the Publix-anchored University Village. Zoned DC-1, it was permitted at the maximum 7.0 FAR using density bonuses, including contributions to the city's Housing Capital Improvements Projects trust fund. Completion is set for December 31, 2026.
Announced in September 2022 and approved by City Council that year, the original proposal called for 368 units at a $96 million cost; the final program is 262 units. This is the fourth collaboration between KAST Construction and Echelon.
