Tula Residences, a 21-story, 54-unit condominium tower at 7918 West Drive in North Bay Village, topped out this month. Bayshore Grove Capital is developing the project, with architecture by M77R. It will be the first new condominium to open in North Bay Village in more than a decade. Completion is expected by September 30, 2027.

Every residence is a corner unit with wraparound glass terraces. Standard residences span floors 7 through 19 and range from 1,590 to 2,440 square feet. Six penthouses occupy floors 20 through 22, ranging from 3,700 to 4,140 square feet. A covered podium contains 126 parking spaces.

The tower includes roughly 18,000 square feet of amenities: a resort-style pool with private cabanas and landscaped deck, fitness and wellness centers, a surround-sound theater, private dining room, Skyline Club Room, residents' lounge, and pet spa. The building offers 24-hour concierge and front desk reception.

Pacific & Orient Properties originally proposed the project in 2017. Construction began in early 2023, stalled, and was revived by Bayshore Grove Capital in late 2024 with a $67 million construction loan from S3 Capital. A&R Development replaced Thornton Construction as general contractor. Compass Development Marketing Group has joined Brown Harris Stevens as co-listing broker.
