Federal Apartments is under construction at 821 NW 11th Avenue in Fort Lauderdale. The redevelopment delivers 164 affordable units across two five-story buildings totaling 192,019 square feet. MRK Partners is developing, with design by TAT (The Architectural Team).

The project replaces 88 units built in 1954 across 23 low-rise structures and a leasing office, all to be demolished. New units offer two-, three-, and four-bedroom floorplans. The 54-foot buildings feature stucco facades in yellow, white, gray, and brown. Plans include 173 surface parking spaces, 18 bicycle spaces, and roughly 3,000 square feet of ground-floor amenities: fitness center, community room, business center, playgrounds, and a courtyard.

MRK Partners bought the site for $12.65 million in June 2025 and closed a $48.57 million construction loan in August 2025. In October 2026, Berkadia secured $67 million in construction-to-permanent financing through its Private Placement Bond Program: $50 million tax-exempt and $17 million taxable. Broward County Commission approved $5 million in funding. The Section 8 HAP contract is preserved and extended through 2046, keeping all 164 units affordable.
