Modena Gardens, a 76-unit residential complex, is proposed for 1927 NW 105th St in northwest Miami-Dade. West Group Developers LLC is developing the project, with architecture by Burgos Lanza & Associates. Multiple two-story buildings will line the Little River canal.
The unit mix: 20 one-bedroom apartments, 40 two-bedroom apartments, and 16 two-bedroom townhomes. The site plan calls for 105 parking spaces, roughly 1.38 per unit. Amenities include a 2,400-square-foot clubhouse and a playground.

Modena Development purchased the 4.15-acre property for $950,000 in 2005 and has pursued the project for more than six years. Zoning Appeals Board hearings were held in June and July 2023, with the site listed at 4.837 acres in those proceedings.
Construction is scheduled to begin December 31, 2027. The two-story format breaks from the tower-style development common elsewhere in Miami.
