The Raleigh, A Rosewood Hotel & Residences at 1775 Collins Avenue in Miami Beach received initial approval from city commissioners. The 17-story, 200-foot project totals 331,419 square feet with 52 condominium units and 60 hotel rooms. Nahla Capital is developing, with Kobi Karp Architecture & Interior Design as architect of record.

Commissioners approved the upzoning on first reading October 14, reversing an earlier rejection in the same meeting. A second reading vote is set for November. The upzoning raises FAR from 2.0 to 2.5, adding roughly 66,418 square feet, and expands the residential tower from 15 to 17 stories, lifting the condo count from 44 to 52. Original 2020 approvals allowed 84 residential units and 86 hotel rooms; the current plan cuts that to 52 condos and fewer than 80 hotel rooms.

Nahla acquired the stalled site from Michael Shvo for about $270 million in October 2025. Shvo had envisioned a $1 billion redevelopment including the purchase price. The Raleigh has been shuttered since 2017. The three-acre oceanfront estate includes 215 linear feet of frontage, and the project preserves sections of the historic Art Deco facades of three contributing buildings. Peter Marino leads design; Rosewood Hotels & Resorts will manage hospitality.

Amenities include four pools (one fleur-de-lis-shaped), a double-height fitness center, a members-only beach club, a Martini Bar, oceanfront restaurants, a spa, gardens, shops, and a two-story beach pavilion with a 690-seat restaurant. The developer committed to $1.2 million in infrastructure improvements and a temporary certificate of occupancy by end of 2031. Completion is expected December 31, 2031.
