St. Thomas University Campus Redevelopment Under Construction
Construction is underway on the 28-acre St. Thomas University campus redevelopment in Miami Gardens, with a mixed-use program and five teams in the running.

The St. Thomas University Campus Master Development is under construction at 16401 NW 37th Ave in Miami Gardens. The project covers roughly 28 acres of the main campus between NW 32nd and NW 37th avenues. A building permit valued at $7,992,000 has been issued. GHA Architects and Development Consultants is design consultant.
The mixed-use program includes a hotel, retail, dining, student housing, workforce housing, market-rate housing, parking, and campus amenities, plus co-working and private study space and athletic facilities. Student housing is the primary need. The site sits within a federally designated Opportunity Zone.
Five teams submitted statements of qualifications: Michaels Student Living/Republic Properties; Landmark Properties/Pinnacle Development Group/BKV Group; Sonnenblick Development; 13th Floor Investments/Adler Properties/ANF Group; and The Steinbridge Group/Silverstein Properties. Nelson Mullins serves as legal counsel and development advisor.
Evaluation concludes by end of October, with proposer interviews in early November and RFP issuance expected in late November.
