THE WELL Bay Harbor Islands Lands $183.75M Refi

Terra has secured a $183.75 million refinancing for THE WELL Bay Harbor Islands, a completed mixed-use development at 1177 Kane Concourse. Monroe Capital's Real Estate Platform provided the loan in October 2026, with Walker & Dunlop's institutional advisory team arranging the transaction. The nine-story, 472,474-square-foot project is the first THE WELL-branded office and residential development in the U.S. Arquitectonica designed it.

The project includes an eight-story residential building with 65 luxury condominiums and more than 22,000 square feet of amenities. Construction started in October 2023; a Temporary Certificate of Occupancy came in June 2026. Total project value is estimated at $103 million. The site includes 514 parking spaces.

The 96,000-square-foot Class A office component is more than 90 percent leased. Tom Brady's TEB Capital Management signed an 8,145-square-foot lease. Other tenants include Dwight Capital, NewCo Capital Group, Legacy Wealth Advisors and Man Capital LLP.

Amenities include a rooftop pool, lap pool, fitness and wellness center, spa, rooftop co-working space and lounge, outdoor courtyard, community gardens, ground-floor restaurant, coffee shop and juice bar, air and water purification systems, concierge, private cabanas and an outdoor kitchen. The project holds LEED Certified and Florida Green Building Design certifications. THE WELL Club and The Golden Good Market are planned to open in 2027.
