Cohen Brothers Proposes 400K SF Office Project in Dania Beach

Cohen Brothers Realty Corporation of Florida has proposed Office Center of the Americas, two 10-story speculative office buildings totaling 400,000 square feet at 1805 and 1815 Griffin Road in Dania Beach. Nichols Brosch Wurst Wolfe & Associates is the designer.

The estimated development cost is $350 million. Each building includes an attached four-story parking garage, with floorplates up to 14,000 square feet. Cooper Horowitz is handling construction financing.

The two-phase project would rise on a four-acre site facing Interstate 95, just south of Fort Lauderdale-Hollywood International Airport, next to the Design Center of the Americas campus.

The proposal follows Charles Cohen's resolution of his debt dispute with Fortress Investment Group and the judgment tied to his prior foreclosure. It would be Cohen Brothers Realty's second planned office project in South Florida. No construction timetable has been disclosed.
