LeCesse Development paid $18 million for the site of its planned Axis apartment project at 201-299 North Federal Highway in Deerfield Beach. Plans call for 237 apartments in a five-story, 288,310-square-foot building.

Parking totals 452 spaces, 434 in a five-story internal garage. The units will be fair-market rentals. LeCesse committed $138,500 to the city's affordable housing trust fund and $100,000 for a fire rescue truck.

The site was rezoned from B-3 business to RM-10 midrise residential. Residents challenged the rezoning, but a circuit court rejected the challenge in July 2025.

LeCesse will also fund a turn lane and traffic signal at SE 2nd Street and US 1, sidewalk improvements, and utility undergrounding.
