Lennar Wins Approval for 185 Homes in South Miami-Dade
Miami-Dade commissioners approved Lennar's 185-home community on a 40-acre former fruit grove between SW 272 and SW 278 streets, with 9 workforce housing units.
The Miami-Dade County Commission unanimously approved Lennar Homes LLC's 185-home project on October 22, 2026. The 40-acre site, a former fruit grove, sits between SW 272 and SW 278 streets and SW 157 and SW 159 avenues in unincorporated Miami-Dade. Pascual, Perez, Kiliddjian & Starr Architects is the architect.
The approval covers comprehensive development master plan application CDMP 2025-0021, filed in the October 2025 cycle, and companion zoning application Z2025000256, which converts the site from agricultural to estate modified district.
Plans call for 185 single-family homes of 1,827 to 3,468 square feet with 4 to 5 bedrooms. Nine units are workforce housing. No clubhouse or pool is planned.
The commission attached five conditions, including a density cap at 185 homes and requirements for a retaining wall, landscaping, street lighting, and a security guard.
The site borders Lennar's Wildwood Groves, a 96-home project on 38.5 acres now under construction. It sits near SW 157th Avenue, west of U.S. 1 and near the South Dade TransitWay.
