Miami-Dade Approves 66-Unit Residential Project on SW 278th Street

Miami-Dade commissioners unanimously approved a 66-unit residential project on 2.67 acres at the southeast corner of SW 278th Street and SW 154th Avenue. 278 ST Development LLC is the developer.

The February 20, 2025 approval covered a CDMP application (CDMP20240006) and concurrent zoning application (Z2024000107). Land use shifted from Estate Density Residential (1 to 2.5 dwelling units per gross acre) to Medium Density Residential with One Density Increase (25 to 60 dwelling units per gross acre with urban design).

The approval caps the project at 66 units, with covenants locking in development limits and parks and connectivity commitments. The site sits on the west side of Harriet Tubman Highway (formerly Old Dixie Highway) and the South Dade Transitway.
