Miami Beach OKs Eight Measures Targeting Live Local Act
Miami Beach commissioners approved at least eight measures targeting the Live Local Act on Oct. 14, including a possible legal challenge to the state law.

Miami Beach commissioners approved at least eight measures targeting the state's Live Local Act on Oct. 14. The package responds to the law, which lets affordable housing projects bypass certain local zoning rules.

One measure opens the door to a legal challenge: a resolution directs the City Attorney to evaluate a legal challenge and coordinate with the City of Miami's city attorney. Commissioners also sought an outside legal opinion on whether Five Park's 519-foot height can serve as a benchmark under the law.

Five approved Live Local projects in Miami Beach will add 268 income-restricted units and 107 market-rate units. Nine pending applications would add 577 income-restricted and 697 market-rate units.
Developer Russell Galbut withdrew three Live Local tower applications, including a 519-foot tower at the historic Firestone site at 1575 Alton Road.
