Miami Beach Denies 38-Story Live Local Towers at 910 West Avenue
Miami Beach denied Southgate Towers LLC's Live Local Act application for two 38-story towers with 442 homes at 910 West Avenue, citing a zoning conflict.

Miami Beach denied a Live Local Act application for a pair of 38-story residential towers at 910 West Avenue in South Beach, rejecting the filing in October 2026 over a zoning conflict.
Southgate Towers LLC proposed 442 homes in the two towers, 178 of them workforce units. The application sought approval under Florida's Live Local Act, which permits taller, denser projects that include affordable housing.
The towers would have replaced the existing pair of 14-story Southgate Towers buildings, which contain 495 rentals, on bayfront property. The proposed height far exceeded the site's 150-foot RM-3 limit, the gap at the center of the denial.
Southgate Towers LLC acquired the towers and the Shoppes at West Avenue across the street in January 2023 for nearly $300 million. The denial leaves the site's future unresolved.
