Ryan Homes Buys 153-Acre Kinfield Tract for 556 Homes
Ryan Homes has acquired a 153-acre parcel at I-75 and SR 52 in Pasco County for 556 single-family homes within the Kinfield community.

Ryan Homes has purchased a 153-acre residential parcel at the northwest corner of Interstate 75 and State Road 52 in Pasco County, where it plans 556 single-family homes. Hines and Krusen-Douglas LLC sold the land to Ryan Homes, a subsidiary of publicly traded NVR Inc. The sale was announced October 29, 2026. The purchase price was not disclosed.
The tract accounts for nearly all of the 600 single-family detached homes entitled at Kinfield, the 785-acre master-planned community now under construction. First home deliveries are expected in 14 to 18 months, between late 2027 and spring 2028. No home prices or floor plans have been released.
Kinfield was rezoned to MPUD in May 2024. The entitlement allows up to 3 million square feet of light industrial, 500,000 square feet of office, 190,000 square feet of commercial, a 250-room hotel, 1,550 multifamily and townhome units, and 600 single-family homes. The master plan includes an extension of the Orange Belt Trail.
