Groundbreaking was April 23, 2025, with opening in October 2026. PNC Bank provided a $67.7 million construction loan. Units range from 669 to 1,282 square feet, with rents from about $1,815 to $2,875.

Amenities include a 10,000-square-foot clubhouse, 2,000-square-foot fitness center, resort-style pool with private cabanas, covered aqua lounge, outdoor pavilion, grilling stations, group dining area and co-working pods. Outdoor features: private kayak launch, boat docks, river viewing platform, nature trails, dog park and playground.

About 35 acres, 55% of the 64-acre site, were preserved, including bald eagle nesting habitat. The Morgan Group contributed $444,000 to the city's Land Preservation Fund. The site was slated for a Walmart Supercenter in 2005 that never materialized; the project overcame years of community opposition and a lawsuit by Concerned Citizens of Tarpon Springs.
