Ferguson Office Rises at Gasworx, Fully Leased Ahead of Delivery

The Ferguson Corporate Office at Gasworx is under construction at 1301 E 4th Avenue in Ybor City. KETTLER is developing the six-story, 110,000-square-foot office and retail building, designed by S9 Architecture and Smallwood. Moss is the general contractor. A permit valued at $12.5 million has been issued for the first-generation tenant fitout of the office space, with The Whiting Turner Contracting Company listed on the permit.

The building is fully leased ahead of completion. Ferguson committed to approximately 50,570 square feet, pushing office occupancy to 100 percent. Grow Financial Federal Credit Union previously signed for roughly half the building as its headquarters. Ground-floor retail totals 9,000 square feet.

Amenities include a rooftop deck, outdoor terraces, and a lobby café and bar. The building connects directly to the Gasworx retail and dining marketplace and is pursuing LEED certification, listed with the U.S. Green Building Council as Gasworx E2.

Completion is scheduled for December 2026, with Ferguson occupying its space in April 2027. The building anchors the 50-acre Gasworx district, developed by KETTLER with Darryl Shaw and PPF Real Estate and financed by a $182 million construction loan from Bank OZK.
