Easton Group Proposes 990-Acre City Park at West Kendall
The Easton Group, Lennar and MPKA have filed plans for City Park at West Kendall, a 990-acre mixed-use community with 7,800 homes and 2.5 million SF of commercial space.

The Easton Group, Lennar and MPKA LLC have proposed City Park at West Kendall, a 7,800-unit mixed-use community on 990 acres between SW 136th and 152nd Streets and SW 162nd and 177th Avenues, east of Krome Avenue. SWA Group is overseeing master planning and design as lead planner and urban designer. The application was filed with Miami-Dade County in October 2025.

The plan spans single-family, townhome, and multifamily product, including nearly 1,000 workforce housing units. Commercial space totals 2.5 million square feet: 1.4 million retail, 500,000 office, and 526,000 light industrial. A 144-acre Main Street district anchors the community with shops, restaurants, entertainment, plazas, and a boardwalk.

Roughly 250 acres are reserved for parks, lakes, trails, and open space, including 10-plus miles of trails and a community farm. The plan also includes schools serving about 3,800 students. The developer projects more than 36,000 jobs and $2.6 billion in annual economic output. Development costs are cited at $2.8 billion, including over $203 million in permit and impact fees.

The site sits outside the Urban Development Boundary, so the project requires a UDB expansion. The site is adjacent to Miami Executive Airport.
A future City Park Transit Hub would connect to the South Dade Bus Rapid Transit system, with a local shuttle planned within the development.
