NoLi District Under Construction on Lincoln Road in Miami Beach

NoLi District, a 150,000-square-foot mixed-use project spanning the 700 and 800 blocks of Lincoln Road in Miami Beach, is under construction at 719-737 Lincoln Road. The Comras Company is developing the retail and office project, designed by Touzet Studio with historic-preservation firm Beilinson Gomez Architects.

Comras acquired the five-building assemblage, covering 600-612, 719-737, 741, and 801-821 Lincoln Road plus 723 N. Lincoln Lane, for about $140 million in November 2025. ACORE Capital provided a $117 million loan, arranged by Jonathan Rice of Ackerman & Co. NoLi adds no square footage; it repurposes the existing buildings.

The district will include more than 40 storefronts from about 400 to 4,000 square feet, plus larger-format spaces such as 701 Lincoln Road at roughly 40,000 square feet. Features include Via NoLi, an 18-foot-wide pedestrian passage; NoLi Plaza with café seating and a central fountain; the pedestrianized NoLi Lane; outdoor dining; and landscaping.

The project received final Miami Beach approval on October 15, 2026. The Historic Preservation Board approved the 719-737 Lincoln Road work 6-0 in June. Construction and phased tenant buildouts continue through 2027, with initial deliveries expected late that year.
