417-Unit Biscayne Breeze Redevelopment Secures Building Permit
Ram Realty has a building permit for the 417-unit, eight-story Biscayne Breeze Redevelopment at 11320 Biscayne Blvd, designed by CBA Architects.

A building permit has been issued for the Biscayne Breeze Redevelopment, a mixed-use project at 11320 Biscayne Blvd in Miami. The $500,000 permit covers 417 units in an eight-story, roughly 715,000-square-foot building. Ram Realty is developing, with CBA Architects designing.
Units range from 580 to 1,200 square feet, studio to two-bedroom. A multi-level garage provides 630 residential spaces. Amenities include a pool with cabanas, rooftop terrace, gym, co-working space, resident lounge, and dog spa.
The site spans parcels at 11320, 11340, and 11380 Biscayne Blvd, totaling about 7.08 acres. It is the former Biscayne Breeze Mobile Home Park; existing structures are being demolished. Ram Realty bought the property for $13.5 million in 2024.
A future commercial phase calls for 55,000 square feet and 228 parking spaces. The developer is pursuing a rezoning to BU-2; county staff recommended indefinite deferral as of mid-2024. A 2023 proposal for the site called for 400 units, including 50 workforce housing units, and roughly 50,000 square feet of retail.
