540-Unit, 50-Story Mixed-Use Tower Proposed for Edgewater

North Development has proposed a 50-story, 540-unit mixed-use tower at 2100 North Bayshore Drive in Edgewater. The roughly 650,000-square-foot project integrates hotel and residential uses. Bustamante Arrieta is the architect.

North Development is a joint venture between Ricardo Dunin's Miami-based Oak Capital and Peru's Edificia. The venture paid $32.8 million for the 0.6-acre site in October 2026, more than quadruple its 2019 sale price of $8 million. The vacant site sits between the Paramount and Biscayne 21 condo buildings near Biscayne Bay.

A prior owner, a partnership of a TPG Equity REIT, UBS Realty Investors and Mill Creek Residential, had filed plans for a 31-story, 275-unit rental tower that was never built. The new design rotates the primary facade 40 degrees southeast for unobstructed ocean views and replaces a parking podium with a public plaza. Amenities include large planted terraces and a retail level. CUUB Studio produced the renderings.
