38 West Eleventh Residences Under Construction in Park West
PMG's 44-story, 659-unit condo tower at 38 NW 11th Street in Park West is under construction, with completion slated for Q1 2028.
38 West Eleventh Residences, a 44-story luxury condo tower, is under construction at 38 NW 11th Street in Park West, Downtown Miami. The 659-unit, 482-foot project is being developed by Property Markets Group with Lion Development Group and Marc Roberts Companies; Sieger Suarez Architects designed the tower.
Construction began in September 2024, with completion expected in the first quarter of 2028. John Moriarty & Associates is general contractor. The developers closed a $215 million construction loan from GoldenTree Asset Management in April 2025. Cotofana Designs is handling residential interiors.
The tower will include more than 20,000 square feet of elevated amenity space: a resort-style pool, private lounges, a fitness and wellness center, a coworking lounge, and an on-site restaurant. A 30,000-square-foot tri-level entertainment and food hall is also planned. Marketed as Miami's first centrally managed luxury condo allowing 365-day Airbnb hosting, the project was reported about 99% sold as of April 2025.
