Doral Central Logistics Park Under Construction in Doral
Panattoni and an Ares fund are building Doral Central Logistics Park, a 154,000-square-foot, two-building industrial project at 3511 and 3513 NW 91st Avenue.

Doral Central Logistics Park is under construction at 3511 and 3513 NW 91st Avenue in Doral. The project totals 154,000 square feet across two Class A buildings of roughly 76,902 square feet each. Panattoni Development Company is developing it in a joint venture with an Ares Real Estate fund. A building permit valued at $8,620,085 has been issued.
The 9-acre site formerly housed the Miami Herald and El Nuevo Herald headquarters, originally built in 1997 as the U.S. Southern Command.

Each building offers 36-foot clear heights, 54-by-60-foot column spacing, and a 180-foot depth. The project offers roughly one dock per 3,077 square feet. Electrical service is 2,000 amps per building, expandable. Target users: logistics, distribution, cold storage, light manufacturing, and showroom.
The site sits about 3 miles from Miami International Airport and 13 miles from PortMiami. Stream Realty Partners is handling leasing, led by Steve Medwin and Nick Wigoda. Stream announced third-quarter 2026 completion in December 2025, with occupancy advertised for the fourth quarter of 2026.
