One Kane Tops Out in Bay Harbor Islands

One Kane, a seven-story, 126,000-square-foot Class A office building, has topped out at 9551 East Bay Harbor Drive in Bay Harbor Islands. Landau Properties is developing the project, designed by Revuelta Architecture International. Construction began in late January 2025, with vertical work starting that December. Completion is targeted for late Q1 or early Q2 2027.

The building sits on a 22,974-square-foot waterfront lot and is the first Miami office building with private boat access and dockage: eight yacht slips, a full-time dockmaster, and boat valet. Floor plates range from roughly 12,600 to more than 18,300 square feet. Offices feature 11-foot ceilings, floor-to-ceiling impact glazing, private terraces, and private elevator lobbies.

Amenities include a rooftop bar, valet parking, 24-hour security, concierge, fiber-optic broadband, full-building standby power, and a flood-protected parking garage. Anchor tenant BONDST will occupy nearly 17,000 square feet with a waterfront restaurant and rooftop lounge, plus in-office private dining. The project is targeting LEED certification.

Landau secured a $74 million construction loan from 3650 Capital in December 2024. Cushman & Wakefield is handling leasing.
