Boutique Hotel Conversion Proposed for Fowler Building in South End
1447 South Tryon LLC plans to convert the historic Fowler Building at 1447 S. Tryon St. into a boutique hotel with a rooftop bar and restaurant.

A boutique hotel conversion is proposed for the Fowler Building at 1447 S. Tryon St. in South End. The plan preserves the existing three-story, 18,000-square-foot building as the hotel lobby and adds a six-story addition for guest rooms. 1447 South Tryon LLC is the developer.
The Fowler Building, formerly the Hajoca Building, was designed by Louis H. Asbury Sr., North Carolina's first native-born, professionally trained architect. Plans include a rooftop bar and ground-floor restaurant in the historic structure. Opening is targeted for the end of 2029.
Colony Commercial filed a land development construction plan Oct. 6 and a new service site plan Oct. 8 with the City of Charlotte. The owner is seeking historic landmark designation, which could unlock historic tax credits. A full designation vote is scheduled for Oct. 27, 2026.
1447 South Tryon LLC acquired the building from Beacon Partners for $10 million in September 2025. The owner is a family-owned entity affiliated with Roddy Klotz, a New York City financial services professional.
