Firetower 77 Industrial Project Under Construction in Rock Hill

Firetower 77, a 1,002,205-square-foot Class A industrial logistics center, is under construction at 1798 Fire Tower Road in Rock Hill, along the I-77 corridor roughly 25 miles from Uptown Charlotte. McCraney Property Company is developing the project with AEW Capital Management, L.P. McCraney's site plan lists the building at 1,000,060 square feet.

The cross-dock facility features a 40-foot clear height, 52-by-50-foot column spacing, 60-foot speed bays, and 200-foot truck courts. Loading includes 196 dock-high doors and four motorized drive-in doors, with ESFR fire suppression and dual 2,400-amp electrical service. Parking totals 608 auto spaces and 392 trailer stalls.

HGR Construction is general contractor, per York County records. Thomas & Hutton handled conceptual master planning and site/civil design. JLL Capital Markets arranged a $60.07 million construction loan issued through Santander Bank. An earlier rezoning covered 104.1 acres between Firetower Road and Porter Road.

Delivery is targeted for Q4 2027. The site sits within a four-hour drive of more than 21 million residents, with 60 percent of the U.S. market reachable within 24 hours.
