Redland Reserve Set for 2027 Construction Start in Redland
Bluenest Development's 524-unit workforce housing community on nearly 90 acres at Krome Avenue and SW 272nd Street targets a September 2027 construction start.

Redland Reserve, a 524-unit workforce housing community of townhouses and single-family homes, is approved for Krome Avenue (SW 177th Avenue) and SW 272nd Street in the Redland area of Miami-Dade County. Bluenest Development is developing the project, formerly Bluenest at Krome.

Bluenest closed a $34.9 million assemblage of nine parcels totaling nearly 90 acres. The original plan called for up to 700 homes plus 148,104 square feet of retail and food stores. The Miami-Dade Commission approved the CDMP amendment and rezoning in May 2025 despite neighbor opposition over farmland loss.

Roughly 20 percent of homes are designated workforce affordable, with townhomes reportedly priced up to $494,000. Site work is expected in Q3 2027, with construction starting September 30, 2027. Bluenest is finalizing $111.6 million in construction loans across six projects.

Redland Reserve is Bluenest's largest community to date, part of a roughly 2,800-home Miami-Dade pipeline.
