FIVESIXTY Waterfront Residences Tops Out in Edgewater
Aimco's 38-story, 114-unit luxury rental tower at 560 NE 34th Street in Edgewater has topped out, with completion expected in April 2027.

FIVESIXTY Waterfront Residences + Club, a 38-story, 497-foot luxury rental tower at 560 NE 34th Street in Edgewater, has topped out. The Aimco-developed, Stantec-designed building will hold 114 residences, with completion expected in April 2027.
Residences average more than 2,500 square feet, with three- and four-bedroom layouts from roughly 2,300 to 3,000 square feet. Rents start at $15,000 and exceed $25,000. Amenities include a bayfront pool and lounge, a private marina for vessels up to 70 feet, fitness and spa facilities with infrared saunas, a movement studio, a conservatory, a putting green, a padel court, executive work suites, and a waterfront restaurant.

The 11,500-square-foot ground-floor restaurant will be operated by Gioia Hospitality Group with design by Rockwell Group. SERHANT. New Development is handling leasing and marketing; KW Property Management will manage the building.
The $228 million financing package comprises a $172 million senior construction loan from Apollo Global Management and $56 million in preferred equity from Sixth Street, arranged in September 2024. The construction contract exceeds $160 million, with work by a joint venture of Americaribe, a Bouygues Construction subsidiary, and Grycon. Preparatory work began in July 2024, with vertical construction starting later that year. The site sits directly across from The Hamilton, a 276-unit building also owned by Aimco.
